House is a 1 1/2 story with two bedrooms and one bath. It is around 1100 sq ft. House had a new roof installed in 2008 including new sheeting where needed. There is 50 yr metal on the porch and master bedroom area, and 30 yr dimensional shingles on rest of the house. New siding installed last month. New windows installed 2008. New hardwood floors in living room, dining room and kitchen installed in 2009. Ceramic tile in the bathroom installed in 2008, ceramic tile at the front and back doors to be installed in December. Almost all new drywall in 2008-2010. New soft carpet installed in bedrooms in 2010. All new light fixtures and new electric baseboard heaters installed in 2009. All new trim to be completed in December. New basic bottom kitchen cabinets installed 2011, no upper cabinets yet, but may add some in December. New steps on the front porch. Porch does need to be painted, but I feel the weather will not allow me to complete that this year. Small deck on the back of the house with new steps. Garage/barn - The building is 24' x 30' with two 10x12 stalls in the back, leaving 20x24 for cars and such. There are doors for the stalls on both the back of the building and into the center of the garage. It is a dirt floor in the stalls, gravel in the garage portion. There is electric in the garage, but no water in the building. New roof installed in 2008 matching dimensional shingles as the house, and all new sheeting. Siding installed in 2010 matching the house. Does need garage doors repaired still, may have them completed in December, but unsure yet.

Land - Property has around two acres. Currently only the portion behind the garage/barn is fenced. This is around 1/2 acre. The front yard is almost an acre and could be fenced, but the leach bed is out there, so I didn't fence it originally. There are a few pine trees on the property. Two apple trees, raspberry bushes, two blueberry bushes in the flower gardens, some lilies and tulips as well.

Property is ready to move into, just needs the finish work done. I intend to have that completed by the end of the year. Priced at $75,000.

Property taxes are $900 a year, water is $15-30 a month for my typical usage. Electric runs $35-70 in the summer (room A/Cs) and $75-150 in the winter months (electric baseboard heat). Cable is not available, but satellite is. Also Verizon wireless internet works at the house, but cell phone service is weak at times.
