This property features two large hills in the pastures -great for winter tobogganing and family skiing or snowboarding. There are gently rolling hills in the 30 acres of hayfields - soil is mostly a clay loam mixture. There are also a couple flat areas for riding rings and/or training track? This farm has huge potential as a Cross Country/Eventing farm with very interesting topography, a challenging ride, ideal for getting horses fit, with both hilly and flat areas through the forest to give a horse and rider a good variety. There are trails throughout the property, a spring, a pond for winter skating, a rock quarry where we have our annual family bonfires. The hayfields at the back of the property would be perfect as a horse show area. The fields have a nice flat area for show rings (or a possible training track??) but also an elevated area, ideal for spectators...like a natural grandstand! There would also be plenty of parking for trailers with access off of Shannonville Rd. It would be ideal for hosting horse shows without disturbing your own horses near the barn.
The barn is a very well built, sturdy bank barn. The loft floor has been reinforced and has easily housed 3 tractors plus hay and other equipment. There is a huge run-in shelter for the animals plus two separate barnyard areas (some new post and rail fencing in June 2009). The lean-to section easily shelters our 4 horses and 8 cows without them being cramped for space. The main level of the barn includes a tall ceiling (perfect for horses), a large tack/feed area (plus another tack room area upstairs), a large driveshed section for the tractor (or could be converted to more stalls). The main section that we use to house animals currently has 3 stalls/pens (including 2 stanchions for cows) but there is plenty of room for more stalls. We had planned on putting in at least 4 more large box stalls on that side of the barn. The barn yard dries quickly after rain so the animals aren't left standing in mud for very long. There is a large flat area near the barnyard where we had planned on eventually putting in a large sand riding ring. The size of it was going to be about 120' x 200'+. There is also a separate hay storage barn which holds about 100 large round or square bales, maybe more. There are also posts installed for a 60' round pen...all it needs are rails, which can be taken right off the property.
The house is a well-built brick bungalow, about 19 years old, with a newer roof ('07), hardwood floors throughout the main level, central vac, spacious living area including a large kitchen with plenty of counter and cupboard space, large dining area, family room, & separate living room.
