It includes feed and hay twice daily, extra hay in the winter, monthly de-sander, bran once a week, blanketing in the winter, fly spray daily, separate tack room, use of facilities, 120x200ft clay riding arena, wash racks, stalls with bedding. There are places to ride off property as well. Owner lives on property with a gated entry.
